The project was a general external and communal area planned maintenance scheme working in sections.
The site is comprised of two traditionally constructed, three-story blocks of residential flats. The dwelling flats were accessed internally via a central communal stairwell, formed as part of the main building. There were two flats at each level, with each block containing six dwellings. The blocks were located within a site enclosed by Warnford Crescent and an access road at the rear side leading to Sunwood Road and Middle Park Way.
The blocks are used for social housing with 12no. Separate dwelling units 6no. in Braxell Lawn (1-6), 6no. in Braxell Lawn (7-12).
There are two detached outbuildings within the curtilage of the site serving the individual blocks. These outbuildings contained a bin store and individual sheds linked to each dwelling.
There were 10 Portsmouth City Council tenants and 2 leaseholders (no.3 and no.6 Braxell Lawn).
Residents remained in situ for the duration of the works and their amenities and facilities remained in full working order throughout the duration of the contract period.
The single communal staircase in each block needed to remain fully operational for the duration of the work.
The project was separated into two sections to allow sectional completion. The planned contract period is 14 weeks. Section 1 will be 10 weeks and Section 2 will be 10 weeks. Section 2 will start 4 weeks after the start of Section 1.We receive an extension of time for the project due to unforeseen additional works.
